What's Included: We walk the property with you or your sellers to provide a comprehensive, room-by-room assessment. We advise on decluttering, furniture placement, paint colors, minor repairs, and curb appeal.
Deliverable: The seller receives a prioritized, written "Action Plan" checklist to execute before photo day.

Occupied Staging & Restyling
Perfect for sellers living in the home who need a modern refresh to appeal to buyers.
Investment: Packages start at $850
What's Included: We work with the seller’s existing large furniture but transform the space by bringing in our own modern accessories, artwork, textiles, and lighting. We optimize the flow of the home to make spaces feel larger and more inviting.
Includes: Half-day or full-day styling, plus the first 30 days of accessory and light furniture rental.

Luxury Vacant Staging
Essential for empty properties. We create an emotional connection for buyers so they aren't just looking at empty boxes.
Investment: Starts at $2,500 (Base package: Living Room, Kitchen/Dining, Primary Suite)
What's Included: High-end, cohesive furniture and decor curated specifically for the style of the home (from South End modern to Myers Park traditional).
Includes: Design plan, delivery, full installation, and de-staging. Covers the first 30 days of inventory rental. (Additional rooms can be added starting at $400/room. Monthly renewal rate is 20% of the initial staging fee).

3-Step Process
We know time is money. Here is how we get your listing market-ready without the headache:
The Intro (1-2 weeks before photos): Send us the property address, specs, and a few quick photos. We will schedule a site visit or provide a virtual estimate within 24 hours.
The Proposal & Deposit: We send a straightforward, itemized proposal and a digital contract. A 50% deposit locks your staging date on our calendar.
Install & Photo-Ready: The remaining balance is due 48 hours prior to installation. Our team will arrive on install day and transform the property (installs typically take 1 to 2 full days). The home will be completely photo-ready by the time your photographer arrives the next morning.
